LETTING ONLY SERVICE:

Where the Landlord does not wish the Agent to undertake full management, the Agent can provide a Letting Service. The Letting Service includes finding a tenant and the preparation of the agreement only.  The fee for the Letting Service is 100% of the gross monthly rent, subject to a minimum fee of £450.00 plus VAT. The fees are payable at the commencement of the Tenancy and will be deducted from monies received by the Agent on the Landlord's behalf. If the tenant leaves prior to the end of the term of the Tenancy, the Landlord shall not be entitled to reimbursement of any fees paid. A separate charge will be made for preparing an inventory.

This service does not include the registration of the tenant’s deposit. We can register the deposit with the Tenancy Deposit Scheme (TDS) who is our nominated provider for this service. A charge of £40.00 + VAT will be made for the registration of the deposit with TDS and this charge will include the repayment of the deposit on receipt of your written instruction at the end of the tenancy. Should there be a dispute or if you require the property to be inspected and require subsequent negotiation with the tenant regarding the deposit then we can provide this service at a fee to be agreed.

The let only service does not include the works required to comply with the regulations set out by Rent Smart Wales and other legal requirement. These include, but not limited to, the following; registration, all of the Health and Safety checks and reports (gas, oil, electricity, water, smoke, fire alarms, and CO2 alarms etc).
