Information for Landlords, Contractors and Staff
Asbestos is a potentially dangerous mineral fibre. Before its dangers were known, asbestos was often used in buildings for insulation, flooring and roofing, and was sprayed on ceilings and walls. Asbestos use is now banned in the UK, however buildings constructed before the year 2000 may still have asbestos in them.
When materials containing asbestos are damaged or disturbed, tiny asbestos fibres can be released into the air and breathed into the lungs. The associated health risks can take 15 to 60 years to develop. They are incurable and often fatal.

To comply with ‘Code of Practice for Licensed Landlords and Agents’ licensed under Part 1 of the Housing (Wales) Act 2014’ we expect Landlords to confirm that there is no asbestos present in their property. They should provide an asbestos survey report if they are not sure.
We will discuss this requirement with the Landlord as part of the initial instruction process. We also include a basic check for asbestos as part of our annual property inspection. HMOs are inspected twice annually.
We have a basic awareness of what asbestos is and where it can be found. This will assist us in providing the required information to contractors prior to the commencement of any works.

Tudor EA - Compliance Note
Purpose:
We confirm that we have implemented basic asbestos awareness procedures across all managed rental properties, in accordance with Rent Smart Wales licensing requirements.
Asbestos Risk Acknowledgement
- All properties built before the year 2000 are considered potentially at risk of containing asbestos materials.
- Common locations include: pipe insulation, ceiling tiles, textured coatings, roofing felt, and floor tiles.
Agent Responsibilities
We confirm that:
- Staff and contractors have received basic asbestos awareness training or guidance.
- Property records include notes on asbestos risks where applicable.
- Tenants and contractors are informed of known or suspected asbestos-containing materials (ACMs) prior to works.
Evidence of Awareness
We maintain the following:
- A copy of the Rent Smart Wales asbestos guidance document available here.
- Internal checklist confirming asbestos awareness for each property built before 2000.
- Contractor declarations confirming awareness of ACMs before maintenance or repair works.
Tenant Communication
Tenants are provided with a brief asbestos awareness note at tenancy start.
- Where ACMs are present or suspected, tenants receive written confirmation and are advised not to disturb affected areas.
Review and Updates
This statement is reviewed annually and updated following:
- New property management instructions
- Renovation or inspection reports identifying ACMs
- Changes in Rent Smart Wales guidance
