Owners of properties with a septic tank or  must register their system with with Natural Resources Wales.

Properties which can not be connected to the public sewerage system will have a private waste disposal arrangement and this is common in rural properties.

The majority of domestic buildings  will have a septic tank with a ground drainage system however older properties may have a cess pit or cess pool.

Modern properties will probably have a small sewage (package) treatment plant.

It is important that you know what you have and we can help with this process.

The system must be registered and this is free provided that it meets the folowing criteria

  • your septic tank (soaks to ground through an infiltration system) services 13 or more people
  • your package sewage treatment plant (discharging to a water course) services 33 or more people
  • the sewage system is near a protected or designated area for the environment or a groundwater supply, for example, a Site of Special Scientific Interest (SSSI) or a Source Protection Zone for drinking water (we can check this for you once we have received your application)
  • the sewage discharge is 50 metres or less from a borehole or well

Treth Stamp (SDLT) 

Os ydych yn prynu eiddo am fwy na £125,000 fydd rhaid talu treth stamp arno.

Mae’r swm dyladwy yn dibynnu a’r bris gwerthu llawn yr eiddo.

Ni fydd angen talu treth stamp ar eiddo sydd yn £125,000 neu llai, ond bydd 3% i’w dalu os ydy’r eiddo yn ail gartref neu yn budsoddiad.

Cyfeiriwch at y tablau isod i weld faint fyddai angen talu gan ei fod yn dibynnu ar pris a math o eiddo. 

Fyddwch angen talu cyfradd o’r dreth ar ran pris yr eiddo o fewn pob band treth, tebyg i trefn treth incwm (ar wahân i’r 3% ychwangeol sydd yn gymwys i bris cyfan yr eiddo os nad yw yr eiddo yn brif breswyl).

Enghraifft:

Ar eiddo £150,000 ni fyddai yna dreth i’w dalu ar y £125,000 cyntaf, dim ond 2% ar weddill y pris sef £25,000. Byddai hyn yn gwenud cyfanswm o £500. Os yw’r prynwr yn prynu ail eiddo, bydd angen ychwanegu 3% ychwanegol i’r cyfanswm. (£500 + £4,500 = £5,000.)

Ar eiddo £185,000 ni fyddai yna dreth i’w dalu ar y £125,000 cyntaf, dim ond 2% ar weddill y pris sef £60,000. Mae hyn yn cyrraedd y swm o £1,200. Os yw’r prynwr yn prynu ail eiddo bydd angen ychwanegu 3% ychwanegol i’r cyfanswm. (£1,200 + £5,550 = £6,750)

Ar eiddo £300,000 ni fyddai angen talu treth ar y £125,000 cyntaf, dim ond 2% ar weddill y pris sef £125,000 (£2,500) ac 5% ar weddill y pris sef £50,000 (£2,500). Mae hyn yn gyfanswm o £5,000. Os yw’r prynwr yn prynu ail eiddo bydd 3% yn cael ei ychwanegu i’r cyfanswm. (£5,000 + £9,000 = £14,000).

Nid yw’r newidiadau o Ragfyr 2014 yn effeithio ar eiddo masnachol sydd yn parhau fel a ganlyn:

Fynu i £150,000 – Rhent blynyddol yn llai na £1,000 = Dim
Fynu i £150,000 – Rhent blynyddol yn £1,000 ne fwy = 1%
Dros £150,000 i £250,000 = 1%
Dros £250,000 i £500,000 = 3%
Dros £500,000 = 4%
